دور البنوك الإسلامية في التمويل العقاري بصيغة الاستصناع دراسة حالة بنك السلام الجزائر خلال الفترة 2017-2020

Abstract

نهدف من خلال هذه الدراسة إلى معرفة دور البنوك الإسلامية في تمويل قطاع العقار بصيغة الاستصناع، والى مدى ملائمة هده الصيغة للتمويل العقاري، من خلال دراسة ميدانية في بنك السلام الجزائر-وكالة ورقلة-، إذ اعتمدنا في هذه الدراسة على المنهج التحليلي الوصفي واستخدمنا أسلوب دراسة حالة، بالإضافة إلى المقابلة والملاحظة كأدوات لجمع المعلومات، وقد تم تحليل نتائج الدراسة بالاعتماد على التقارير السنوية لبنك السلام الجزائر الخاصة بسنوات الدراسة التي امتدت من 2017 إلى 2020. ولقد توصلت نتائج الدراسة إلى ضعف الدور الذي تقوم بيه البنوك الإسلامية في الجزائر في تمويل قطاع العقار بصيغة الاستصناع وبالتالي عدم مساهمته في التنمية الاقتصادية والاجتماعية، إلا أن تبقى البنوك الإسلامية متميزة عن البنوك لتقليدية من حيث كفاءتها في كيفية تمويل قطاع العقار من خلال صيغها التمويلية الإسلامية.
