دور البنوك الإسلامية في تمويل العقارات دراسة -حالة بنك السلام -

Abstract

تهدف هذه الدراسة إلى معرفة دور البنوك الإسلامية في تمويل القطاع العقاري, من خلال دراسة ميدانية في بنك السلام الجزائر-وكالة ورقلة- إذ اعتمدنا في هذه الدراسة على المنهج التحليلي الوصفي, واستخدمنا أسلوب دراسة الحالة بالإضافة إلى المقابلة و الملاحظة كأدوات لجمع المعلومات, وقد تم تحليل نتائج الدراسة بالاعتماد على التقارير السنوية لبنك السلام الجزائر الخاصة بسنوات الدراسة التي امتدت من 2011 إلى 2022 . ولقد توصلت نتائج الدراسة إلى ضعف الدور الذي تقوم بيه البنوك الإسلامية في الجزائر في تمويل قطاع العقاري إلا أنها تبقى متميزة عن غيرها من البنوك التقليدية ليس فقط لاعتبارات شرعية و إنما اقتصادية كذلك

Through this study, we aim to find out the role of Islamic banks in the financing of the real estate sector, through a field study at Al Salam Bank Algeria-Ouargla agency - as we relied in this study on the descriptive analytical approach, and we used the case study method in addition to interview and observation as tools to collect information, the results of the study were analyzed based on the annual reports of Al Salam Bank Algeria for the study years that spanned from 2018 to 2022. The results of the study found that the Islamic banks in Algeria play a weak role in financing the real estate sector, but they remain distinct from other traditional banks not only for Legality but also economic considerations
