"دور البنوك الإســــلامية في تمويــــــل القطاع العقـــــاري " دراسة حالة بنك السلام الجزائر خلال الفترة 2018-2022

Abstract

تهدف الدراسة إلى معرفة دور البنوك الإسلامية في تمويل القطاع العقاري, من خلال دراسة ميدانية ببنك ''السلام الجزائر'' إذ اعتمدنا في هذه الدراسة على المنهج التحليلي الوصفي, واستخدمنا أسلوب دراسة الحالة بالإضافة إلى المقابلة و الملاحظة كأدوات لجمع المعلومات, وقد تم تحليل نتائج الدراسة بالاعتماد على التقارير السنوية لبنك السلام الجزائر الخاصة بسنوات الدراسة التي امتدت من 2018 إلى 2022 . ولقد توصلت نتائج الدراسة إلى أن صيغ التمويل الإسلامي مناسبة جدا في مجال التمويل العقاري الذي تقوم به البنوك الإسلامية بالجزائر,و إن كانت فعالية بنك السلام غير كافية في تمويل هذا القطاع لقلة مساهمته إلا أنها تبقى متميزة ولها أفاق واعدة خاصة في ظل تزايد الوعي و الاهتمام بالتمويل الإسلامي في وسط المجتمع الجزائري ليس فقط من ناحية شرعية و إنما من ناحية اقتصادية كذلك

The study aims to find out the role of Islamic banks in the financing of the real estate sector, through a field study at ''Salam Bank Algeria ''as we relied in this study on the descriptive analytical approach, and we used the case study method in addition to the interview and observation as tools to collect information .the results of the study were analyzed based on the annual reports of Salam Bank Algeria for the years of study that spanned from 2018 to 2022. The results of the study have concluded that Islamic financing formulas are very suitable in the field of real estate financing carried out by Islamic banks in Algeria, and if the effectiveness of Al-Salam Bank is insufficient in financing this sector due to its low contribution, however, it is still distinguished and has promising prospects, especially in light of the growing awareness and interest in Islamic finance among Algerian society not only from aLegality point of view, but also from an economic point of view
